To 'For Sale By Owner' or Not To 'For Sale By Owner'?... That is the question.

In some cases, people think the best idea may be to sell their home themselves. I can appreciate this, because that is actually how I began my Real Estate career back in 1998!  I thought we might be moving... so I took a Real Estate class.  I learned two things from this class.

#1.  I had no idea all of the things that go into selling a home.

#2.  I was so interested in Real Estate law, marketing, contracts, etc.  I was hooked immediately!

I understand your thoughts in considering doing this 'on your own', because I once had the same thought.... Saving Money!  If this was a good option, then there would not be Realtors.  98% of For Sale By Owners eventually list with an agent.

Saving money on real estate commissions can cost you a fortune in lost time and lost money for your home. Here are just a few things you will need:

  • You need a strong internet presence. 97% of buyers turn to the internet to find their home.
  • You need to attract Buyer's Agents. 85% of Buyers are using a Buyer's Agent. Most Realtors prefer to work with sellers who have a Realtor representation.
  • You will need a comprehensive market analysis and extensive knowledge of market factors than can affect the sale and value of your home.
  • You will need an expert price valuation so your home can sell without under-pricing and leaving money on the table.
  • You will need a comprehensive marketing campaign in order to receive the highest possible price for your home.
  • You will need to network with other Realtors who have buyers who may be interested in purchasing your home.
  • You will need a local advertising campaign including the creation of print and Internet advertising.
  • You will need extensive knowledge of contracts & amendments (Over 100 pages of legal pages.)
  • You will need the proper legal representation to assure the transaction takes place smoothly.
  • You will need someone to coordinate showings and other appointments to make it easy for buyers or agents to view your home.
  • You will need someone to conduct, and drive traffic to, your open house.
  • You will need an experienced negotiator who knows what is reasonable and what is not.
  • You will need an expert who understands contingencies, cash offers, and so much more.

When you think about it... Why does a seller want to FSBO?

To save money and make more profit.

According to NAR, sellers who FSBO or using a limited service broker actually makes 17% less profit, than if they would have listed and sold with a full service brokerage.

Why would a buyer want to purchase a FSBO home?

To get a 'deal' and pay 6% less for a home, since there is not a Realtor involved.

How does that accomplish you making more profit by not having representation from a Realtor?

With these two thoughts in mind, how does selling your home For Sale By Owner accomplish both of these things?  Who loses?  Who wins?
